Red Realty Technology

Powered by Higgins AI

Every Red Realty agent has a research and reporting team behind them. Higgins AI turns listing activity, public property records and client conversations into scored lists, plain-English reports and ready-to-send outreach, so agents spend their time matching the right home with the right person.

Reports

Listing activity reports for sellers and off-market opportunity reports for prospecting, each with clear recommendations.

Dashboard with Hal

A daily command center for tasks, calendar, reports and notes, with an AI assistant that creates and updates them for the agent.

The S.A.L.E. method

A repeatable four-step process for finding the right clients, understanding their needs, staying in touch and earning referrals.

The S.A.L.E. process

How agents match homes with buyers and sellers

Sourcing, Assessing, Listening, Empowering: Higgins Reports’ repeatable methodology for finding good clients, understanding what they actually need, staying in touch so nothing falls through the cracks, and turning happy clients into referrals.

The goal is simple: introduce the right two parties before either has to go public. A seller who would quietly sell “at the right price” meets a buyer already looking for that kind of home. No open houses for the seller, no bidding war for the buyer.

Each step feeds the next. Referrals from happy clients restart the cycle.
S

Sourcing

Higgins scores every home on a list so agents start with the most promising owners. For buyers, it organizes budget, timeline and must-haves so the right homes surface first.

A

Assessing

The agent reviews equity, condition and market position for each home, and identifies how each buyer decides: analytical, relationship, efficiency or innovation driven, then shapes a personal pitch.

L

Listening

Soft commitments such as “I’d sell at the right price,” showing feedback and concerns are recorded and revisited, so the right match isn’t missed when timing changes.

E

Empowering

Successful matches turn buyers and sellers into advocates. Referral tracking and success stories feed the next round of sourcing.

Illustrative workflow. Homeowner records, buyer needs and past-client feedback feed Higgins scoring, which produces shortlists and outreach drafts. The agent makes every call.

For sellers

  • A tiered shortlist of homeowners likely to welcome a private conversation
  • Reasoning for each home, built from its own recorded data
  • Ready-to-send email, text and phone scripts for the agent to personalize
  • After listing: a plain-English activity report with next-step recommendations

For buyers

  • A profile of budget, timeline and decision style
  • Homes, including off-market ones, matched to the brief
  • Comparables and neighborhood facts in simple reports
  • Follow-up reminders so every conversation moves forward

Scoring

The S.E.L.L. Score for homes

A real-estate score out of 100 that replaces the business-oriented P.U.R.E.S. ranking when the thing being scored is a property.

Equity — gap between last sale price and current appraised value35%
Longevity — years since last sale, plus a landlord/absentee signal25%
Size — square footage and value relative to the list20%
Location — land value density as a proxy for desirability20%

Weights shown are the default S.E.L.L. model used in Red Realty’s off-market seller report.

Tiers

TierMeaningNext step
Tier 1Prime off-market candidates (roughly the top 15%)Reach out first
Tier 2Strong candidates (next 25%)Personal outreach
Tier 3Moderate candidates (next 35%)Market-update touchpoint
Tier 4Long-term nurture (remaining 25%)Keep on file

Tiers are set from each report’s own score distribution, not fixed cutoffs.

Directional, not a valuation. Scores are estimates built from public records and should be confirmed with a formal valuation before anyone makes or accepts an offer. Where a prior sale price is $0 (inheritance, gifts, internal transfers), the model uses a conservative 10–20% equity estimate and says so on the property’s detail tab.

The reports

What Red Realty agents actually use

Every Higgins report moves through three stages (Directional, Draft, Final) with a feedback button on every page, so each report improves with the agent’s input.

Listing Activity Report

For sellers. Pulls MLS activity into tabs for overview, property details, location and community, social media marketing and the listing agent.

  • Total views and where they came from
  • Weekly views, showings and offers as a buyer funnel
  • Pricing and value snapshot with days on market
  • A plain-English takeaway with next levers to pull

Example: how to read a listing activity report.

S.A.L.E. Off-Market Seller Opportunity Report

For prospecting. Scores properties from county assessor records, sorts them into four tiers and provides an Off-Market Playbook for connecting sellers and buyers privately.

  • Scoring from equity, tenure, location and size
  • “Why this owner might sell” reasoning for each home
  • Email, text and phone scripts per property
  • Plain-English overview for anyone new to off-market sales

The Higgins Dashboard

A single home screen with four quadrants: To Do, Calendar, Reports & Documents and Top of Mind. Hal, the built-in AI assistant, keeps it organized.

  • Creates, updates and completes tasks
  • Schedules and moves calendar blocks
  • Attaches reports to the tasks they belong to
  • Answers “what’s due or blocked?”

Done-for-you

From rough notes to finished assets

Higgins.ai is built for professionals who are done prompting, editing and formatting. Agents send a goal, rough notes or a draft, and receive polished work back.

  • Presentations for listing appointments and investor pitches
  • Market reports and monthly KPI reviews
  • Prospect-targeting and growth dashboards
  • Outreach templates, follow-up systems and S.A.L.E. execution tools

AI supports the agent, never replaces them

AI does not know a neighborhood, hold a relationship or judge what a good home looks like. Agents do. Higgins handles the sorting, scoring and drafting so agents can spend their day on people. Agents remain responsible for fair housing, Do Not Call, email and privacy compliance in every outreach.
